This building was initially only the publicly visible part of a large complex of structures that contained the Ter-Avitkyan cast-iron factory. After nationalisation in late 1920s, the house has been subdivided into different apartments and most of the outlaying buildings have been demolished.

The main house is built of black tufa stone in a typical Caucasian ‘ampir’ style, characteristic of late 19th early 20th century Armenian architecture. Its most remarkable feature is the large, elongated stone balcony supported on two columns and a crowned with an extended ballustrade. Such a festive entrance and a radically ‘deep’ spatial dynamic is unusual for pre-Soviet architecture of Yerevan. Also of note is the magnificent, original cast iron staircase, which has presumably been produced by the factory itself.

Recently the original wooden window frames have been replaced by the owners with plastic ones and further damage has been done to the decorative elements of the window sills. It is unknown what, if anything remains of the original interiors.
